Terms & Conditions

What’s included?

The price includes bed linen (duvets), (cot bedding not included) ,towels, electricity, heating storage and an initial basket of logs for the wood-burner (winter months). Pets will be charged at an extra £20 each per stay (max 2 dogs)

Arrival and Departure times

The cottage will be available from 4pm on the day of your booking. We will be in touch regarding keys.

We ask you to vacate the cottage by 10am on your departure day (see Checkout Procedure below).

Checkout Procedure

We take great pride in the cleanliness and the quality of our holiday home. We ask you to return it in the condition you found it. In particular, we request that the kitchen should be clean, oven and hob cleaned and the washing up done. Full checkout instructions can be found in the cottage.

Deposits and Payments

Deposit

(a) a third of the accommodation cost; or

(b) if the holiday is due to commence within eight weeks, 100% of the accommodation cost

Damage deposit

Any breakages, damage or extra cleaning costs will be deducted from this deposit, if not required this will refunded to you following the end of your holiday.

Refunds & Cancellations

Refunds will be made by the same payment method as the original booking.

Cancellation Charges

Up to 8 weeks before booking - Deposit (30% of accommodation cost)

4 to 8 weeks before booking - 75% of accommodation cost

4 weeks or less before booking - 90% of accommodation cost

Arrival date or later - Full accommodation cost

Strictly no smoking and maximum occupancy 5 person.

Insurance

We highly recommend that you arrange holiday/travel/cancellation insurance appropriate to you own circumstances.

Force Majeure

We regret that we cannot accept liability or pay any compensation where the performance or prompt performance of the obligations under your contract by us is prevented or affected by, or you otherwise suffer any damage or loss as a result of "force majeure".

In these Booking Conditions "force majeure" means an event beyond our reasonable control could not, even with all due care, foresee or avoid including, but not limited to strike, lock-out, labour dispute, act of God, acts of terrorism, war, riot, civil commotion, malicious damage, compliance with a law or governmental order, rule, regulation or direction, accident, breakdown of plant or machinery, insolvency or bankruptcy, fire, flood, snow and storm, difficulty or increased cost in obtaining workers, goods or transport and other circumstances affecting the supply of goods or services.
